Overview
Penetrator Inc. operates from a unique position at the intersection of real estate and satellite data, providing a service that streamlines the real estate acquisition process for Japan’s major developers, where over 70% of property procurement is based on personal referrals.
Our flagship product, the real estate transaction support SaaS platform ""WHERE,"" leverages satellite data to quickly identify properties that meet client specifications and links this with land ownership information. Extracted ownership data is managed within an RRM (Real Estate Relationship Management) system, which detects changes in ownership details to ensure continuous data accuracy. The platform also supports client outreach (via direct mail, phone calls, and visits), covering the end-to-end process of real estate acquisition.
Since its release in July 2023, WHERE has been implemented by major developers, including Mitsubishi Estate and Mitsui Fudosan. Its applications are expanding beyond developers to include coin parking, storage, real estate brokerage, and store development.
Penetrator's technology is based on research conducted at the Graduate University for Advanced Studies under JAXA (Japan Aerospace Exploration Agency) and continues to advance through multiple proof-of-concept projects aimed at innovating the ""real estate × satellite data"" field.
Background
Akutsu, the founder and a serial entrepreneur in the real estate field, joined the Graduate University for Advanced Studies at JAXA in 2020, driven by a desire to address real estate market challenges from space. Inspired by a lab project on using AI to detect new craters on the moon, he envisioned applying this technology on Earth to address real estate acquisition challenges and collaborated with lab members to develop WHERE.

As a startup originating from JAXA, Penetrator Inc. has a strong capability in object detection and recognition through satellite data, with patents in this field. Additionally, CEO Akutsu’s 15+ years of experience in real estate is thoroughly reflected in the SaaS product, making it well-accepted across the industry.
At present, WHERE is the only product capable of comprehensively solving the full spectrum of real estate acquisition challenges, solidifying its pioneering role in the industry through continuous database expansion and track record development.
